18 September 2025 – Connect for Intermediaries is pleased to confirm that StreamBank has joined our specialist lending panel. This brings our total lender panel to over 170 providers. The addition gives our appointed representatives even wider access to short‑term finance options.
StreamBank Joins Connect | Why StreamBank?
StreamBank was formed from the bridging loan division of ActivTrades. The business applied for a UK banking licence in July 2021. In February 2023, it secured full authorisation as a regulated, privately owned bank specialising in property finance. Based in Cardiff, StreamBank focuses on bridging loans, development finance, and commercial mortgages.
StreamBank offers direct access to underwriters and short reporting lines. This allows brokers to benefit from practical decisions and fast case progress. Its non-regulated product, StreamLine, supports residential loans up to £2 million, with up to 65% loan-to-value (LTV). Rates start from 0.65% per month. For auction and time‑sensitive cases, FastStream offers LTVs up to 70% and property values up to £2 million.
StreamEdge includes title insurance and contributes £1,000 towards legal fees. Rates begin at 0.66%. Loan amounts range from £100,000 to £3 million. Terms vary from three to 18 months. The lender accepts residential, semi-commercial, commercial and development property as security.
StreamBank Joins Connect | What this means for our advisers
StreamBank expands our panel’s bridging finance range. Advisers can now source both regulated and unregulated short‑term finance. Fast underwriting and simple processes allow for completions within days. This is especially helpful for auction cases, complex titles or light development.

Roz Cawood, Managing Director, Property Finance at StreamBank, commented: “We are excited to be joining the Connect panel and bringing our fresh, flexible approach to a wider adviser audience. Our aim has always been to combine the strength of being a bank with the speed and pragmatism that brokers need in today’s bridging market. By working in close partnership with advisers and assigning a dedicated underwriter to every case, we ensure deals progress quickly and smoothly.”

Jane Benjamin, Mortgage Director at Connect, added:
“StreamBank’s addition to our panel is excellent news for our ARs. Their ability to deliver both regulated and unregulated bridging, their commitment to service, and their focus on pragmatic lending solutions will be hugely valuable to advisers working on complex or time-sensitive cases.”
Enhancing Connect’s commitment to brokers
StreamBank strengthens our lending panel and broadens the options available to advisers. With loans up to £3 million and flexible short‑term solutions, brokers gain access to regulated bank‑backed bridging finance that supports complex property transactions.
Connect for Intermediaries remains committed to offering brokers the widest choice of lenders. Adding StreamBank ensures advisers have access to fast, reliable short‑term products that meet the needs of today’s market.
